Renting at Elysian Looks Cheaper Than Owning in Skye Canyon. Per Square Foot, That Depends on the Unit.

Which costs more every month: a one-bedroom at Elysian, the new apartment community that opened inside Skye Canyon in 2025, or the mortgage payment on Skye Canyon's cheapest new-construction townhome? Look at the sticker numbers and renting wins by more than $800 a month. Divide both by square footage, and the answer flips for the smallest units and holds only for the larger ones.

That distinction matters right now because both sides of this comparison are moving. Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 6.95 percent for the week ending September 17, 2026, up from 6.76 percent the week before. At the same time, Elysian at Skye Canyon, a 315-unit, nine-building community at 8888 N Grand Canyon Drive, is advertising move-in offers that include up to 10 weeks of free rent. Anyone comparing a year at Elysian to a mortgage on a Topaz townhome, a Lennar Everything's Included home, or a Taylor Morrison build is comparing a rent that comes with a first-year offer against a mortgage rate that moved up this month.

The Sticker Numbers, Side by Side

Elysian's studio and one-bedroom units run from 586 to about 783 square feet and list from roughly $1,425 to $1,660 a month depending on which listing source you check. Two-bedrooms reach 1,094 square feet starting near $1,923. Three-bedrooms top out at 1,409 square feet, with rents reaching into the $2,500s and, on some floor plans, up to $2,680.

LGI Homes opened Topaz at Skye Canyon in April 2026 with 49 townhome sites and four floor plans. The smallest, the Charleston, is a 1,256-square-foot, three-bedroom, two-and-a-half-bath layout. The community's advertised entry price, the $380s, applies to that plan. Lennar's Everything's Included product in Skye Canyon starts in the $475,000s and Taylor Morrison starts in the $500,000s, both without published square footage for their entry models.

Run a Topaz-sized example: say a buyer locks in the Charleston at $385,000 with 10 percent down, financing $346,500 at this week's 6.95 percent rate over 30 years. Principal and interest alone come out to roughly $2,290 a month. That's more than double Elysian's advertised one-bedroom rent and still shy of its largest three-bedroom rent.

So far, this reads like every other rent-versus-buy comparison. The number that actually matters is buried one layer deeper.

The Elysian studio costs more per square foot to rent, at $2.47, than the mortgage payment on Skye Canyon's smallest new-construction townhome costs to own, at $1.83, before that owner has paid a dime toward HOA dues, homeowners insurance, or Nevada property taxes. The one-bedroom at $2.12 per square foot still loses to the Charleston's P&I-only figure. Only once a renter moves up to the two-bedroom, at $1.76 per square foot, does Elysian's math undercut ownership on a pure space basis, and even there the gap narrows once ownership costs beyond principal and interest are added back in.

This is the part a headline rent figure hides. A $1,425 one-bedroom sounds like the budget option next to a $385,000 townhome. Divided by the space each dollar buys, the smallest apartment at Elysian is the most expensive square footage in this comparison, not the cheapest.

Why Small Units Cost More Per Square Foot to Rent

Apartment pricing works the way real estate pricing usually works when overhead is spread across a shared building. Elysian's clubhouse, pool, fitness center, staffing, and grounds maintenance cost roughly the same to operate whether a resident occupies a 586-square-foot studio or a 1,409-square-foot three-bedroom. That fixed cost gets folded into every lease, which means it lands harder, per square foot, on the smallest units. A resident in the studio is paying a bigger share of the building's shared amenities relative to the private space they're renting than a resident in the three-bedroom is.

Ownership doesn't carry that same fixed-cost drag in the same way. A Topaz buyer's HOA dues cover shared amenities too, but the townhome's own square footage isn't competing against a building-wide overhead split the way an apartment's is. That's the mechanical reason the smallest rental unit and the smallest for-sale unit land on such different sides of the per-square-foot line even when their headline prices seem to point the same direction.

What the Free Rent Does to the Math

Elysian's current leasing offers include up to 10 weeks of free rent on longer lease terms and gift cards worth $1,000 to $1,500 for applicants who sign within 48 hours of touring. Those are real savings for whoever takes them, and they change what the first year costs compared with the second. Elysian is a 315-unit community that finished construction in 2025, and its listings were still showing move-in offers when this comparison was put together.

That matters for anyone planning past the first year. Free weeks lower the first year's total cost without changing the monthly base rent, so the fair comparison to a mortgage uses the base rent and treats the free weeks as a one-time credit. It's the same dynamic that shows up on the for-sale side when a builder buys down a buyer's rate for the first year or two: the entry number gets attention, and the number that follows it is the one that actually determines whether the deal made sense.

What Ownership Adds That the Payment Calculator Skips

The $2,290 Topaz estimate above is principal and interest only. A buyer's actual monthly obligation also includes:

  • Skye Canyon HOA dues, which vary by village and amenity level
  • Homeowners insurance, priced individually based on coverage and carrier
  • Clark County property taxes
  • Ongoing maintenance a landlord would otherwise cover

None of those show up in a mortgage calculator's headline number, and all of them push a buyer's true monthly cost above the P&I figure used in the table. That's worth sitting with before treating the per-square-foot comparison as a clean win for ownership. The studio and one-bedroom math favors buying. The two-bedroom and three-bedroom math is closer than it looks once these additions are counted, and for someone who isn't ready to commit to a specific home, that closeness is the more honest takeaway than either "renting is a waste" or "buying always wins."

For a household choosing between a studio or one-bedroom at Elysian and Skye Canyon's entry-level for-sale product, the per-square-foot numbers argue for ownership on space alone, assuming a 10 percent down payment and today's rate. For a household that needs a two- or three-bedroom footprint and isn't ready to commit to a specific neighborhood or floor plan, Elysian's larger units land close enough to ownership costs that the flexibility of a lease has real value, particularly for a family relocating to Las Vegas who wants a year inside the master plan before deciding which builder and village fit them best.

A Few Questions Worth Asking Before You Sign Anything

Does Elysian's quoted rent include utilities? Sources disagree. Elysian's own marketing describes a single monthly rate covering rent, utilities, and amenity access, while some third-party listing sites show utilities billed separately along with a $225 monthly parking fee. Confirm directly with the leasing office before comparing any quoted rent to a mortgage payment, since a bundled rate and an unbundled one aren't the same number.

Is the $380s Topaz price locked for every floor plan? No. LGI Homes' announced entry price applies to the community's smallest floor plan. The larger Frenchman, Matterhorn, and Wheeler plans, at 1,432, 1,533, and 1,665 square feet, carry different price points that change the per-square-foot math in the buyer's favor as the floor plan gets larger.
